Why Almaden Valley?

Residents of this are move here for the larger lots, larger homes built in the 1970s (not 50s/60s) and great schools to raise a family, its one of the best neighborhoods in san jose for families!  Due to the surrounding foothills, almost anywhere in Almaden Valley you enjoy gorgeous mountain views including the iconic Mt Umunhum. What is the current Almaden Valley market?

Almaden Valley is a community where people are generally family and school focused. Due to this emphasize, the home sale market is quite cyclical with inventory peaking in the summer at around 60 or 70 homes for sale and decreasing to 15-20 homes for sale in the fall and winter season. Due to this small number of sales each month and the large range of properties for sale in the area, the prices can appear to be sporadic. If a larger county club or estate home sells, then the stats can be skewed. Due to this factor, Theresa tracks both the median and average sales price.
