What is the current Almaden Valley market?
Almaden Valley is a community where people are generally family and school focused. Due to this emphasize, the home sale market is quite cyclical with inventory peaking in the summer at around 60 or 70 homes for sale and decreasing to 15-20 homes for sale in the fall and winter season. Due to this small number of sales each month and the large range of properties for sale in the area, the prices can appear to be sporadic. If a larger county club or estate home sells, then the stats can be skewed. Due to this factor, Theresa tracks both the median and average sales price.
